Understand family help

A gift, an extra borrower and a family loan do very different things. Know the responsibilities.

A genuine gifted deposit

A gift can reduce the cash gap and the mortgage (a loan secured on your home) needed. The lender will check who gives it, the source of funds and whether repayment or a stake in the home is expected. A repayable loan must be disclosed as a loan.

Help with borrowing

Joint-borrower, sole-proprietor arrangements can include a supporting borrower who does not own the property. Skipton Income Booster is one example.

Every borrower remains legally responsible for the mortgage. Support can affect the supporter’s own borrowing; their age and finances can limit the term. They need independent legal advice. Removing them later is subject to lender checks.

Start with a conversation

Agree what help is genuinely affordable, whether any repayment is expected, and what happens if circumstances change. Obtain legal and tax advice where relevant before money moves.

What the planner does with a gift

The comparison adds a confirmed gift to ordinary cash. It does not automatically reduce your mortgage. To test a smaller mortgage, also increase your deposit percentage. Count the gift only once, and distinguish it from any repayable loan.
