A Lifetime ISA adds a 25% government bonus to eligible contributions of up to £4,000 each tax year: up to £1,000 per person.
Check before paying in
- Open and make your first payment aged 18–39. Contributions can continue until 50. UK residency rules apply.
- You must be a first-time buyer. The whole property price must be £450,000 or less.
- Buy with a qualifying mortgage (a loan secured on your home), at least 12 months after the first payment. Your conveyancer (the solicitor or licensed professional handling the legal purchase) handles the withdrawal.
- Two eligible buyers can use their own LISAs. You cannot use both a Help to Buy ISA bonus and a LISA bonus for the same purchase.
The planner does not automatically add future bonuses or assume you qualify. Use the bonus tool for a separate illustration.

A qualifying Lifetime ISA withdrawal is for the purchase deposit. Keep ordinary cash for legal fees, tax, moving and money to retain afterwards. A large LISA balance does not mean those other costs are covered.
A first-time buyer may be able to use their own LISA when buying with a previous owner. Each person must meet the rules individually. An existing account can remain open after 50 even though contributions stop; qualifying home withdrawals are not subject to an age-50 ceiling. From 60, withdrawal rules differ.
